Three properties merged into one riverside vision. Design and consultation for a multi-estate transformation including cliffside waterfalls, limestone staircases, and entertainment spaces. Upstream lesson: three properties, one vision—alignment between stakeholders was the project. The waterfalls were the easy part.

500-acre family compound in the Texas Hill Country. Design and project management for 50 acres of intensive development including multiple residences, horse paddocks, and road networks. $1.2M landscape scope. Upstream lesson: at this scale, sequencing is the budget. Built in the wrong order, the same scope costs double.

Landscape design and installation for the Firefighter Memorial on the grounds of the Texas State Capitol in Austin. Navigated government approvals while creating a space worthy of honoring Texas firefighters. Upstream lesson: government work is approval architecture. The design that gets built is the one that survives process.
